General Description

Situated in a quiet area, Villa Kannoni is an attractive, stone built villa with beautiful sea, mountain and countryside views. The good sized swimming pool is surrounded by spacious terracing and colourful plants and shrubs in the well tended garden, providing plenty of sunny and shady places to enjoy.

The well appointed villa is a generous 120m2 with ample space for everyone to spread out and each bedroom benefits from it's own balcony or terrace for added privacy.

Villa Kannoni is built to a traditional style with pretty stone arches and tiled flooring throughout but the ground floor living area remains open plan with modern furnishings, fittings and equipment. In keeping with its high specification, the villa is fully air-conditioned and also has ceiling fans in all the living area and bedrooms.

Ground Floor

Through the main entrance, the open plan fitted kitchen and dining area is separated from the large lounge by an impressive stone archway.

The lounge has a wooden beamed ceiling and the walls and windows are dressed with decorative artwork and pretty voiles. Three comfortable sofas arranged sociably around a coffee table provide a relaxing space and are more than adequate when the villa is fully occupied. A media wall housing a 55 inch TV (Smart), DVD and a bluetooth speaker caters for all your entertainment needs. DVD's, CD's and a selection of books are also available at this villa. A stone corner fireplace with log burner provides another focal point in the room.

Wooden french doors either side of the TV media unit open out onto a covered terrace adorned with colourful bougainvillea; a great place to sit at any time of day to admire the mature garden and sparkling swimming pool beyond. 

The kitchen is fully equipped with stainless steel appliances including fridge/freezer, cooker, microwave and dishwasher. Adjacent is a wooden dining table and 6 chairs for those who prefer to dine indoors.  

Completing the ground floor accommodation is one of the air-conditioned twin bedrooms.  Comprehensively furnished with direct access to the outside areas. The main bathroom is conveniently positioned next to this bedroom and comprises of a large walk-in shower, wc and hand basin.

First Floor

A tiled staircase with handrail leads to the other two air-conditioned bedrooms; one double (king size) and one twin bedroom. Both rooms are stylishly furnished with plenty of wardrobe and drawer space, a dressing table, mirror, bedside cabinets and lamps. 

Both bedrooms have their own furnished balcony overlooking the pool, gardens and magnificent sea, mountain and countryside views beyond.   

External Areas

Accessed by a few steps down from the main entrance, ground floor twin bedroom or the covered terrace off the lounge, is a 40m2 private swimming pool taking centre stage in the spacious sunbathing terraces and beautifully planted garden with its large variety of shrubs and trees. The decent sized pool which benefits from both roman and aluminium steps, is ideal for a quick dip to cool off, children playing water games or for those who enjoy some serious swimming.  

Adjacent to the pool is an outdoor sofa, a couple of chairs and small table; the perfect place to enjoy a morning coffee or at times when a break from the sunbed is needed.

To one side of the garden close to the villa, is a large covered outdoor kitchen area with a stone built, BBQ (charcoal), pizza oven and handy fridge. Wooden upholstered furniture provide a shady place to unwind whilst enjoying a chilled drink, keeping an eye on the activities in the pool or enjoying the peace and quiet this area is renowned for. A large table and 6 chairs with a parasol is cleverly positioned nearby so the kitchen or BBQ cook can conveniently serve up culinary delights to the rest of the family.  

The outside areas are very private and beautifully lit in the evening for all to enjoy. 

The plot is gated and provides ample parking for at least 2 cars.   

Internet Access

The internet is provided by means of a satellite system providing unlimited wi-fi.  Full instructions on connecting etc are in the Villa Information Book in the villa.

Villa Kannoni is licensed for holiday rentals with the Greek Tourist Authorities (EOT).Licence number - 1057051.

General

Chania airport­ - 50 mins drive. Heraklion airport - 2 hrs drive.

Nearest Beaches - Almyrida - 12 min drive or Kalives - 20 min drive.

Nearest Tavernas and Shops -­ Kokkino Chorio - 20 min walk / 5 min drive or Plaka - 10 min drive. 

NB; all times are approximate and based on average driving and walking speeds. Some walking and/or driving may be on unlit and unmade track roads. Please refer to the map tab to view satellite images of the area.

Booking Information

Change-over days are totally flexible but are subject to existing bookings taken either side. If a booking means that the owner would be left with too many "void" days we might not be able to accept it. If this is the case we will contact you without delay to discuss alternatives.

Payment can be made by bank transfer to our sterling account or by debit or credit card (Mastercard or Visa) only.

Please note: although the calendars show live availability and you can book on-line, please note that your booking is not confirmed until we have issued a confirmation of booking. You may prefer not to book your flights until we have confirmed the booking.  

Low occupancy discounts - unfortunately the online booking system automatically calculates the single couple or small group discount based on the number of people entered onto the booking form and the start day of your rental. There are 2 problems with this:-

a) If you are 2 people but not a single couple, or 3 or 4 people but not 2 + 1 or 2 + 2, the system will have automatically calculated a discount when it is not due. Please make use of the "additional notes" box on the booking form to tell us and we will adjust the price accordingly before we confirm your booking.

b) If your rental overlaps from a discounted period to a non-discounted one (or vice versa), the discount calculated will be wrong. In these cases we have to make the adjustment manually. You can still book on-line but we will need to change the price on receipt of your booking request. If the price increases we will contact you to confirm the new price before we confirm your booking and take your deposit.

Please don't let either of these issues put you off making a booking. The discounts are genuine and our villa owners welcome couples and smaller parties out of high season. We just can't fine tune the booking system to account for these 2 circumstances - sorry.

Just back after spending ten nights at Villa Kannoni. Firstly, all the information and arrangements made by you were first class - including the recommendation for car hire through Kalives Rental, which worked like a dream. Thank you for making everything so easy. The Villa: Amazing! Often, in the past, the photos of places we have stayed in have not entirely lived up to the reality on the ground but Villa Kannoni was even better in 'real life'. The indoor areas were comfortable and well- appointed, with great decoration and artwork. Outside was marvellous. The pool is superb - a proper pool to swim in - and there are all the loungers etc. you could ever need. Thanks to the way the villa is configured, there is a perfect terrace or patio area for every time of the day - from early morning sun to evening sunsets. Sun or shade, take your pick. The outside kitchen - complete with pizza oven and a great barbecue - was really well set up, with everything you would need for catering. It seemed to us that the owners had put real thought into every aspect of villa life, as it really did provide a fabulous home-from-home experience - in the glorious Cretan countryside and weather. In Kokkino Chorio - the closest village - there is one taverna (Ioannis) which has a terrace overlooking the sea and does excellent home-cooked food. There is also a marvellous little mini-market, providing pretty-much anything you might need. Our only reservation would be that the village is not what we would regard as 'walking distance' from the villa: certainly not going back up the hill and definitely not if you were carrying any bags! That having been said, it was less than a 5 minute drive. We think that car hire was essential to allow us to really enjoy the area and to access restaurants - of which there are many in nearby Plaka (10 minutes away) and Almyrida Beach (15 minutes drive). Please pass on our thanks to the villa's owners. Their holiday home is fantastic and we recommend it wholeheartedly! - October 2024.

We stayed at Villa Kannoni and had a fabulous time. The villa was spacious and had everything you could possibly want. There were many seating areas in shade and in the sun but our favourite place was on the top balcony watching the stunning sunsets. The pool area is a good size for everyone to enjoy and the pool great for swimming. The surrounding area was great to explore and lots of excellent tavernas.
We will be back - May 2024. 

We have been visiting Western Crete for over 30 years (sometimes twice a year) and when we found Villa Kannoni we thought we had found our ‘dream holiday villa’. Kannoni is situated in a remote part of Kokkino Chorio with superb views over Souda Bay and The White Mountains. It is still easily accessible by car to tavernas in Plaka and the beautiful beach at Almyrida. The villa has all the amenities you could wish for and has been tastefully decorated by Nick and Jo, you need to see it to believe it. The pool is exceptional and is the largest we have ever encountered, we tend to spend many hours lazing there with a cold beer or two. We spent three weeks in June 2023 with family and friends and had the holiday of a ‘life time’. We would thoroughly recommend Villa Kannoni. Thank you Nick and Jo - June 2023. 

We had a wonderful stay at Villa Kannoni in September 2022. The villa was well equipped and clean with everything we needed to enjoy a relaxing week away, the boys enjoying the pool and well kept grounds in particular. The views are stunning especially at sunset, we even saw some shooting stars! We enjoyed the privacy and the peace and quiet, just a short drive into the local town, restaurant Elpis was a must visit! Excellent communication with the hosts throughout, we wouldn’t hesitate in staying here again! 5 stars! - September 2022.
