General Description

A newly built, contemporary 3 bed/3 bath luxury stone villa in a secluded and gated plot with ample parking for several cars. Villa Louisa boasts fantastic 360 degree views of the sea, mountains and charming rural villages from its many terraces due to its hilltop position in Tsivaras. Situated only a few minutes drive to the sandy beaches and local amenities of Kalives and Almyrida, this beautifully presented, modern villa also benefits from a large, private infinity swimming pool with children’s section.  

Cleverly designed and built over 3 levels this fabulous fully air-conditioned accommodation has a very spacious open-plan lounge and dining area, a fully integrated and well equipped kitchen, 3 luxury double bedrooms (2 with spa jet en-suites), a large family bathroom, utility area and many private terraces and balconies to maximise the wonderful views this area has to offer.

The contemporary feel of the exterior extends to the interior where a grey and white decor combines with modern lighting and traditional Cretan crafted beamed wooden vaulted ceilings. The wall hangings provide a splash of colour throughout.  

All rooms are serviced with fancoil and underfloor cooling (heating in the winter) with flyscreens to all windows and doors (except arched doors).

The wonderful beaches and tavernas at the popular resorts of Kalives and Almyrida are a 6-minute drive through the olive groves and the superb tavernas and traditional coffee houses of Douliana can be reached over country paths.

Lower Ground Floor

As you enter the villa via the main entrance into a large hallway with utility area, the twin bedroom is situated to the left and the main bathroom usefully positioned next door. The spacious bedroom is beautifully furnished in a very modern style with plenty of wardrobe and drawer space. Doors open out onto two partially covered terraces; one facing south overlooking the countryside and one to the north with lovely sea views.  

The main bathroom comprises of a full sized bath, separate shower cubicle, large vanity unit & sink and wc.  

Upper Ground Floor

Steps lead from the lower ground floor to the light and airy open plan living area on the upper ground floor. There is a stunning, fully integrated Siemens kitchen providing everything you will need for a self catering holiday (please refer to the amenities list for details of all appliances). A sumptuous L shaped sofa arranged tidily around a coffee table, a wood burning stove and a large wall mounted TV together with a wooden dining table and 6 chairs completes this comfortable and sociable space for all the family and/or friends to enjoy.

Arched doors lead out onto wrap around terraces which boast views across the sparkling blue infinity pool with Souda Bay beyond and all the beautiful surrounding countryside. The summer kitchen, outside dining terrace, infinity pool and gardens are all easily accessible from the indoor living area.     

First Floor

Both double bedrooms are situated on the first floor and have en-suite shower rooms. The bedrooms are large, spacious, beautifully furnished with ample wardrobe and drawer space and plenty of natural light from the windows and doors. The luxurious bedding, lighting and decor of the rooms mirror the minimalistic feel of this villa.

The master double bedroom has its own large and furnished terrace providing magnificent sea views for that early morning coffee.

The second double bedroom has its own private and furnished balcony with a gorgeous view to the mountains and access to a lower roof terrace offering wonderful sea and mountain views at any time of day.

The uniquely designed en-suites both have a curved, mosaic tiled, walk-in shower with spa jets, a vanity unit with sink and wc.         

Roof Terrace

As if there weren't enough places to admire the fantastic views from this villa, the upper roof terrace with frameless glass screening provides so much more. A very quiet spot to sit and read or lounge away the hours away with only the sound of sheep bells to disturb the peace.

External Areas

In addition to the roof terraces the villa is surrounded by other terraces furnished with comfortable sun loungers, rattan seating and an egg chair providing many places to sit and relax in this peaceful location. For those hot, sunny days parasols and a large covered outdoor dining/kitchen area ensure plenty of shade to escape the sun.

The pool terrace extends on to a lavender garden and beautiful lawned area – the latter being a perfect space for children or adults alike who fancy a game of football, badminton or boules. A set of gym weights are also provided.

The large infinity pool with integrated children’s section is easily accessed via roman steps; another spectacular place to cool off.  

For those who enjoy al fresco dining there is a covered dining area to seat at least 6 people where the cook can make use of the summer kitchen with built in BBQ and sink.  

For added ambience in the evening the pool and garden are beautifully lit; what better place for those pre or post dinner drinks.  

This large private plot has beautifully planted gardens with fruit trees and herbs which can be enjoyed with the far reaching views over the countryside, mountains and the sea beyond.

Unlimited internet is provided via satellite.

From the roof terrace to the hidden patios tucked away………this villa really is perfection on every level. The villa reeks of luxury and all items are of top quality. Comfortable interiors with fresh and clean linen, beautifully equipped kitchen (with sharp knives!) this place is a real gem. To the point that we didn’t want to write this review because we would like to keep Villa Louisa to ourselves as a hidden secret. Ian and Annie were superb hosts and couldn’t do enough to make our stay wonderful - April 2023.

Beautiful location with fabulous views of Souda Bay and the White Mountains. Always something to see going in and out of the bay, even planes taking off and landing across the bay. The villa is equipped for every cooking need and the fridge is big. The pool was warm enough even in October and we really enjoyed it. The roof terrace was great to go and hide from the rest of the family; they found me eventually! There are terraces and seating on every side so always somewhere to sit in the sun or keep out of the breeze. The beds were really comfy and the washing machine meant we didn’t need to take too much clothing. We enjoyed many meals in Almyrida and had a couple of trips to Chania both recommended. We would go again in a heartbeat - October 2022.

We had a wonderful holiday with friends in this beautiful villa. The location is stunning and local amenities are what Crete is all about. Cannot recommend enough - May 2022.

From the moment you step into the grounds of this stunning villa you can’t fail to be impressed. Every detail has been considered. The location is superb, just a short drive or taxi ride away from many charming Greek villages, such as Almyrida, Plaka and Vamos with some great restaurants and authentic little bars. The location of the villa also offers panoramic sea views to the front and the dramatic, snow-capped White Mountains to the rear. The grounds of the villa are a delight, with some lovely older trees, extensive lawns and beautiful plants, especially the fragrant lavender beds. The terraces provide many different areas to sit and chill, sunbathe or socialise, with some areas in full sun and others in the shade with a breeze if you want it. Lying by the pool with the sun shining, my favourite music playing and good company I indeed felt I had died and gone to heaven. The infinity pool is fabulous, clean and inviting and big enough to have a proper swim. There is an outdoor kitchen with a barbecue and a great outdoor dining area, a rooftop terrace makes the most of those stunning views and the Cretan sun. Inside Villa Louisa is wonderfully cool with spacious and welcoming living areas and a very well equipped kitchen. The bedrooms are spacious and very comfortable. The bedroom we used had a very private bathroom just next to it with a really large shower and a bath. There are large terraces front and rear of the bedroom where we enjoyed watching the swallows nest building and performing acrobatics. The other two bedrooms have en-suite bathrooms and their own private terraces. The villa throughout is immaculate, tastefully decorated (check out the large painting in the living room) and very well appointed. It feels like home (even if it’s just for the week) and is ideal for families or couples alike to enjoy. Can’t wait to return.....it's just perfect - May 2022.

We were totally blown away with this gorgeous villa which made all other villas seem very ordinary by comparison. The views all around were stunning and we were spoilt for choice of where to sit for breakfast and our morning coffee, even with the 2 other couples who we stayed with there was so much choice. Sitting around the pool was lovely with views of the Bay and the huge pretty well tended gardens which wrapped around the Villa. There is even a charming Boules Court, fun especially when played with a glass of the excellent local wine! The views from the roof top terrace took your breath away and again with plenty of seating. The villa was immaculate with spacious bedrooms and living areas, very well equipped with all mod cons and good seating to eat inside or outside on the terrace and a brilliant outside BBQ. The location for this villa is superb, very private and feels secluded but with only a short drive to lovely beaches, villages with a very good choice of restaurants, bars and cafes. The local shops and bakeries are great too and cater for your every need. The local shop owners are very friendly and helpful. The location is ideal for exploring further afield to traditional mountain villages. I recommend taking a trip to the South where you can take a small boat to Loutro for lunch and a swim in the clear waters. I can't recommend this villa enough, the best by a mile we have stayed in previously, in a word perfection! Stating the obvious we will be returning! - April 2022. 

Beautifully presented and surrounded by fantastic views of the sea to the north and the mountains in the south, Villa Louisa was the perfect location for a much needed break. The property is immaculate and cleverly furnished; allowing you to relax in comfort at any hour of the day or night. The pool area is great for daytime lounging and in the late afternoon the roof terrace allows you to continue enjoying the sun as it begins to dip behind the hills to the West. We really enjoyed our stay and Ian and Annie could not have been more helpful and kind throughout - September 2021.

If you want complete peace of mind in a luxurious villa among lavender and olive trees than this is the place for you! We stayed here with our two grown-up daughters who loved the roof terrace, the infinity pool, the state-of the-art kitchen and the widescreen TV. The views over Souda Bay were simply stunning as were the surrounding villages. We particularly enjoyed Almyrida with its fish tavernas and lively beach. The owners went out of their way to make sure we enjoyed our holiday, while we were given a warm welcome by the housekeeper who made sure we familiarised ourselves with the villa on arrival. You will definitely need a car to reach this hilltop villa but its remoteness is part of its charm ... and your neighbours are some very friendly sheep! Would love to return! Can't recommend highly enough - August 2021.
